 Joel Papo, Senior Associate

Joel Papo, Senior Associate Joel joined K. Backus and Associates in 2003 and provides project management and advisory services to Columbia University and other university and nonprofit clients. Joel specializes in developer partnerships, financial analysis, and transaction support.

Joel serves as project manager and negotiator for real estate acquisitions and business relocations in connection with Columbia University’s Manhattanville Campus. He is responsible for the negotiation of contracts of sale and leases, financial analysis, due diligence, and the management of project teams, including transactional counsel, land use counsel, architects, and brokers. For a Fortune Global 500 company, Joel developed a detailed analytic model to compare the company’s cost of occupancy under numerous combinations of alternatives. Joel also led a planning project for the YMCA of Greater New York involving the analysis of 24 branch facilities, identifying feasible options for upgrade, expansion, replacement, or disposition.

Prior to joining K. Backus & Associates, Joel worked for nonprofit organizations as a research associate, project manager, and real estate consultant. He was project manager of an innovative online forum for public health leaders in all fifty states. For the Episcopal Diocese of New York, he appraised a commercial building and evaluated redevelopment options for four residential properties. Joel was an entrant in the World Trade Center Memorial Design competition and has an interest in high-performance, green buildings.
