1199/SEIU United Health Care Workers Developer Partnership 
KBA was retained by 1199/SEIU in 2003 to help the healthcare workers’ union to evaluate its long-term real estate needs. KBA assisted the Union to develop a program for its facilities that will accommodate 1199’s rapid growth and facilitate key adjacencies. KBA also evaluated the Union’s leased and owned properties to formulate a long-term plan, including options for acquisition, disposition, and new development. KBA helped the Union’s real estate broker to prepare a Request for Proposals (RFP) for the redevelopment of the Union’s property in Times Square, worked with the Union and its architect to develop a space program, and assisted the Union to select and retain top real estate counsel. KBA assisted the Union to analyze responses to the RFP, interview respondents, select the best developer candidate, and negotiate a term sheet and ground lease for the proposed transaction.
