The Village of Garden City
St. Paul’s School Developer Partnership

Selected via a competitive process in 2005, KBA served as development advisor to the Village of Garden City for the proposed redevelopment of a 125,000 square-foot architecturally significant abandoned school building. KBA’s team included Grubb & Ellis, Turner Construction, and an architectural firm. KBA formulated a financially feasible redevelopment strategy, and drafted and issued a Request for Proposals for the historic building and development site. KBA then assisted the Village to evaluate and short list the proposals. In fall 2007, the Village conditionally designated AvalonBay Communities, Inc. for the project. KBA helped the Village to negotiate a letter of intent and to manage on-going negotiations with AvalonBay. Due to public opposition to the new development proposed by AvalonBay, the Village elected to withdraw from the project in December 2008.
