YMCA of Greater New York
Strategic Real Estate Plan

Selected via a competitive process, KBA prepared a strategic plan for the YMCA’s real estate in New York City. KBA completed an analysis of the YMCA’s 24 branch facilities, identifying feasible options for upgrade, expansion, replacement, or disposition. The strategic real estate plan, which was adopted by the YMCA’s Board of Trustees, is providing the YMCA with a guide for the future that recommends how different facilities projects should be prioritized, funded, and phased for its next capital campaign. KBA also recommended financing, transaction structures, and potential development partnerships that can help the YMCA to implement the recommended strategies for acquisitions and redevelopments. KBA’s team included
consultants CB Richard Ellis, an architectural firm, a cost estimating firm, and a land use attorney. KBA subsequently assisted the YMCA to select a brokerage firm via a competitive process to identify development sites for new facilities. KBA continues work with the YMCA in the implementation of the plan, including the evaluation of potential development sites and due diligence research of development partners.
